SINGAPORE: A five-room flat in Queenstown broke records as the most expensive resale HDB unit in Singapore’s history, changing hands for S$1.818 million, or a whopping $1,521 per square foot (psf).

According to reporting from EdgeProp, the Oct 30 transaction was for a unit at Block 96 Dawson Road, which means it’s part of SkyParc @ Dawson, where another unit sold for S$1.7 million in February.

The record-breaking unit is located on the 40th to 42nd floors of the block and spans 111 sq m (1,194.8 sq ft).

One of the main reasons why the flat fetched such a high price is that it still has about 94 years left on its lease, since SkyParc @ Dawson was completed only in 2020.

EdgeProp quoted ERA Realty Network’s Ted Wong, the agent for the seller, as saying that the unit had received more than eight offers, with the top three surpassing the S$1.8 million mark.

Mr Wong also said that the flat’s large size, central location, amenities, view of the greenery, as well as the "relatively low" supply of five-room flats in the area were all factors for the interest expressed by interested parties and the high price the unit was ultimately sold for. Only 74 of the 284 units in the block are five-room flats.

A look at the prices of five-room resale flats in Queenstown over the past year shows that prices have remained steadily high. Between June 2025 and September 2026, a unit on Holland Drive and four on Dawson Road have sold between S$1,580,000 and S$1,700,000, showing how willing buyers are to pay premium prices in the area.

SkyParc @ Dawson’s latest transaction may not hold the record for the most expensive resale flat for long, however. A jumbo flat at Tel Blangah was listed recently for resale for over S$2 million, which would make it the costliest HDB flat in Singapore’s history when it changes hands.
